Function

The registration of documents related to immovable property is carried out by the Registrar General's Department. For this purpose, 50 Land Registries have been established island-wide. contact-list

Documents

The document must be drawn and attested in accordance with the provisions of the Registration of Documents Ordinance and the Notaries Ordinance.

Office Hours

Weekdays from 8:30 a.m. to 3:45 p.m. (Cash counters remain open only until 3:00 p.m.). Offices are not open on Saturdays, Sundays, and public holidays.

Method of Submission for Registration

Documents must be submitted for registration to the Land Registry to which the area where the land mentioned in the document is situated belongs. Documents containing details of lands belonging to more than one registration district must be submitted to the Head Office of the Registrar General's Department. Documents can be submitted for registration in the following manners.

a. By post
b. By delivering them to the office in person

Persons Entitled to Submit Documents for Registration (In accordance with Section 26 of the Registration of Documents Ordinance)

    1. A person executing the document
    2. A person claiming any interest or benefit thereunder
    3. A person having any connection with or obligation regarding the property affected thereby
    4. An Attorney-at-Law, Notary, or agent acting on behalf of such a person

Documents to be Submitted for Registration

The original copy or a certified copy obtained from the Land Registry.

Modes of Registering Documents

These services can be obtained in two ways: under expedited and normal services.

Expedited Service

Land document extract copies (extracts) and certified copies of deeds can also be obtained under this service.

The registration and obtaining of copies of Powers of Attorney, and obtaining extract copies of Powers of Attorney through Zonal Offices and District Assistant Registrar General Offices can be done under the expedited service.
